Anchorage real estate sales are strong in each price category up to $500,000 for condominiums.  The Anchorage Sellers between $100,000 and $150,000 are experiencing slight buyers market, since inventory is high.  The six month average for days on market, for Anchorage condos for sale is at a low of 6 days and a high of 262 days.  The high end Anchorage condos are six days while the $400,000 to $500,000 are at the highest of all price points.  It's a tough psychological adjustment for both the Anchorage condo buyer and seller when they have to take a step back because the house didn't appraise.  It usually is a pretty simple solution in the end though.

The Anchorage real estate homes on the market has not changed significantly as the upper end price range is still very slow.  The days on market are not significant, so it is very important to nail down a good price.  Lipstick on a pig jumps into my mind.  Although I'm asked to market a property the price is a good indication, along with buyer feedback to determine if price is close.

The number of Anchorage foreclosures has dropped along with the Anchorage short sale properties.  This helped the inventory numbers and investors took the Anchorage properties that needed work and made some descent returns.  The number of Anchorage Income Properties that are in foreclosure number around seven.  That part of the Anchorage real estate market usually needs a great deal of cash to bring the Anchorage property back of to living standards.

2012 Alaska Permanent Fund Announced (Buy Anchorage Real Estate)

This years Anchorage Alaska permanent fund dividend is $878.  Our annual reward for living hear and contributing to the economy is upon us.  So get out there and spend this years payout from Alaska's oil savings account.  What will you do with your dividend?

This is a great time to invest in Anchorage or Eagle River real estate.  This with a small amount of savings can help with your down payment for an Anchorage home.  Although you do have so many choices from an iPhone, credit card bills or maybe fixing up your Anchorage Alaska real estate with new appliances, repairs or other upgrades to improve value.

Although the Alaska dividend is smaller than previous years, every little bit helps.  The primary reason for the smaller is check?  The formula uses the depressed performance from 2009, when the fund recorded its first net loss in the statutory net income.

The Alaska permanent fund has been in existence since 1982 and residents that have received every check put $34,243.41....somewhere?  Anchorage Real Estate has appreciated approximately 3% every year.  With that you should have around $50,000 to invest in Anchorage real estate, whether it is a condominium, home or investment property.

Well to close, just remember what is like in January and February.  If you don't buy Anchorage real estate, then save it until it gets a little colder.  Then go to somewhere warm...or buy a sauna at SAMS or COSTCO.
