Home Warranties for Anchorage Real Estate - How Well Do They Work?

Home warranties provide Anchorage Home Buyers and Home Sellers insurance against possible loss.  In the Anchorage real estate transaction there are limitations to the number of claims that actually get paid out, but overall in my experience, they are worth the price.

Anchorage home buyers have them available when they buy either a Anchorage home or condominium.  We usually negotiate the Seller buying one for our Buyers and when representing Sellers it's a good tactic to eliminate paying for inspection items.

Wikipedia - Insurance is the equitable transfer of the risk of a loss, from one entity to another in exchange for payment. It is a form of risk management primarily used to hedge against the risk of a contingent, uncertain loss.

The Anchorage real estate home warranty companies are really insurance companies that provide you with an opportunity to transfer risk.  The prices range anywhere between $250 and $800, depending on the coverage and if there are additional riders for sump pumps, washer and dryer, refrigerator, etc...  The terms are usually about a year, but you can renew when the term expires.  Most of the applications and coverage can be found on the company websites.

The recommend company is Home Warranty of America and currently have warranties on rental and residential real estate with this company.  It has provided a positive financial piece to our Anchorage real estate portfolio.

The warranties have worked for many of our buyers and only once was there an instance of it not performing, when I expected it would.  Unfortunately it was for a furnace when representing the Anchorage Seller, which did not replace the furnace.  Rust was determined not to be a cracked heat exchanger.  Rust is not covered.  There is fine print in their contracts but overall they are worth the price when first moving into your new Anchorage real estate.
